Nursultan Temirbaev is a commercial estimator in Indian Trail, North Carolina — twenty minutes from Charlotte. He built the agent that runs Mindatu's reading, measuring and chasing — the shop calls it Carol — and he signs every number before it leaves.
Mindatu exists because most specialty subcontractors bid with no back office at all: invitations pile up unread, takeoffs get eyeballed at midnight, submitted bids go unchased, and extra work goes unpapered. The agent does the volume. The estimator does the judgment. You press send.

Why a human signs
I sign it because you will call me about it.
Four rules I hold the agent to. None of them are adjectives.
The agent measures. I judge.Software can close a polygon and read a finish schedule room by room. It cannot decide that two sheets disagree, or that the GC's scope letter changes the job. That call is mine, and it is on every line.
Where the drawings don't prove a number, I flag it. I don't guess.The published sample carries seven FLAGGED lines. Each names the sheet it failed on and what would close it. A number I cannot defend never gets a price.
Nothing leaves this shop unsigned, and nothing is sent by us.Every takeoff, estimate and proposal is a draft until I sign it — then you send it. Your name is on the bid. Mine is on the number.

The name
Mindatu is Akkadian for "measurements."
The oldest surviving construction records are quantity surveys pressed into clay. Someone counted, wrote the number down, and put their mark on it. Same trade, better tools.
The shop
